Who Qualifies

The Honest Part
Where VA Gets Complicated
The VA appraisal carries minimum property condition requirements, which creates friction on older homes or anything needing work.
There is a one-time funding fee. It is financeable, and it is waived entirely for many borrowers receiving compensation for a service-connected disability. If you have a rating and nobody has mentioned the waiver, ask.
Zero down also means starting with no equity. Fine if you are staying put. Worth thinking through if there is any real chance you move in two or three years, because selling costs come out of equity you have not built yet.
