This calculator provides estimates for illustrative purposes only and does not constitute a loan offer, a rate quote, or a commitment to lend. Actual payments, rates, and terms depend on your credit profile, the property, program requirements, and market conditions at the time of application. Property tax and insurance figures are estimates and will vary.

Where the Math Stops
This tool is arithmetic. It will tell you what a payment costs. It will not tell you whether the payment is a good idea.
It does not know how stable your income is, what your tax bracket does to the value of the mortgage interest deduction, whether the down payment is coming out of an account you should not be touching, or what happens to your retirement plan if you commit this much cash flow for thirty years. Those are the questions that actually determine whether a house purchase works, and none of them fit in a form field.
Use the calculator to get oriented. Then have the other conversation.
